Buildings insurance protects owners of commercial buildings against the financial consequences of damage to the building caused by hazards such as fire, mains water, storm, hail or other natural hazards.
Buildings insurance typically covers the following types of damage:
- Fire: damage caused by fire, lightning, explosion and implosion
- Tap water: damage caused by leaking tap water, burst pipes and frost damage
- Storm and hail: damage caused by storm, hail, snow and rain
- Other natural hazards: damage caused by flooding, landslides, earthquakes, snow pressure and avalanches (optional)
As a rule, the following are not covered
- Damage caused intentionally
- Damage caused by gross negligence on the part of the policyholder
- Damage caused by war, civil unrest or nuclear events
- Damage due to normal wear and tear
- Private individuals: Owners of single-family homes, apartment buildings or condominiums
- Businesses: Owners of commercial buildings, office buildings, warehouses, production facilities, etc.
- Landlords: Owners of rental properties to protect the building and rental income
Yes, there are specialized building insurance policies that are tailored to the specific risks and requirements of different types of buildings, such as residential buildings, commercial buildings, listed buildings or agricultural buildings.
Underinsurance occurs when the sum insured is lower than the actual reconstruction value of the building. In the event of a claim, only part of the damage is then compensated. To avoid this, the sum insured should be regularly reviewed and adjusted.
- Damage caused by intentional or grossly negligent behavior
- Damage caused by war, civil unrest or nuclear events
- Damage due to normal wear and tear
- Damage caused by unauthorized or illegal activities
All-risk cover extends the insurance cover to all unforeseen damage that is not expressly excluded. This offers more comprehensive protection than traditional buildings insurance, which only covers certain risks.
